Home Inspection Electrical Repairs in Ellensburg

Electrical repairs from a home inspection report in Ellensburg and Kittitas County. A licensed electrician for buyers, sellers and agents before closing.

For buyers, sellers and agents

When a home inspection report says “recommend further evaluation by a licensed electrician,” that’s us. We look at the electrical items the inspector flagged, tell you what each one actually is, and fix them. You get a written invoice listing every item, ready for the closing file.

We work for buyers, sellers and listing or buyer’s agents throughout Ellensburg, Kittitas County and Central Washington.

Common Items on an Inspection Report

Most are small, a few aren’t

  • Missing GFCI protection in kitchens, bathrooms, garages, laundry areas and outdoors.
  • Open grounds and reversed polarity found with a plug-in tester.
  • Double-tapped breakers: two wires under a breaker made for one.
  • Open junction boxes, missing cover plates and exposed splices in attics, crawlspaces and garages.
  • Missing panel blanks or knockouts that leave openings in the panel cover.
  • Ungrounded three-prong outlets in older homes.
  • Older panels and wiring such as Federal Pacific or Zinsco panels, aluminum branch wiring and knob-and-tube. These usually need an evaluation and a real estimate, not a quick fix.
  • Service mast, meter base and weatherhead damage on the outside of the house.

How It Works

Send the report, get a price

  1. Send us the electrical pages of the inspection report, or the whole report, with the address and closing date.
  2. We price the items as listed. If something needs a closer look first, we say so.
  3. We do the work, pull the electrical permit when the work needs one, and give you a written invoice by item.

If we find something the inspector didn’t list, we tell you and let you decide. We don’t add work to the invoice without asking.

Frequently Asked Questions

Do you do the home inspection itself? No. We’re electricians, not home inspectors. We fix the electrical items on the report and can evaluate anything the inspector recommended an electrician look at.

Who usually pays, the buyer or the seller? That depends on what was negotiated in the purchase agreement. We’ll bill whoever hires us, and can send the invoice to both agents.

Can you work around a closing date? Tell us the date when you call. Most inspection lists are small items we can schedule quickly, and we’ll tell you up front if a larger repair won’t fit the timeline.

Do you work outside Ellensburg? Yes. Cle Elum, Roslyn, Thorp, Kittitas, Snoqualmie Pass, Yakima, Selah, Wenatchee and Moses Lake are all regular territory. Call 509.264.5678.
